The “Green” Bloch Opening Already in February
Three months before the official opening of the last building as part of the GPP Business Park, the investor can boast with almost 100% commercialization of the space. The formal launch of this building closes the office part of the project, which became famous, among others, for its highest rating in the international certification system BREEAM granted in Poland.
The fourth office building in the GPP Business Park – named, according to the earlier accepted principle, after another Silesian Nobel Prize winner, Konrad Bloch – constitutes another step towards improving solutions in the area of sustainable, pro-ecological construction. Developed over the past few years in the Goeppert-Mayer, Stern and Alder office buildings, the concepts have aimed to create an optimal system of solutions, such as gas-based trigeneration with simultaneous generation of electricity, heat and cooling, numerous energy-efficient solutions and a building management system powered by data from hundreds of sensors.
The fourth building also features gas heat pumps and photovoltaic panels to provide the energy needed to power auxiliary equipment such as pumps or fans.
The Bloch building will be additionally plus-energetic in the area of ventilation, heating and hot water preparation. This means that it will produce more cogenerated heat than its annual heating demand.
The comfort of work – incomparable with competitive facilities, affordable cost and “green” solutions – made the interest in the spaces offered very high from the very beginning of the investment process.
“The reception among potential tenants was positive especially in the case of companies which put a strong emphasis on the concept of sustainable development,” says Mirosław Czarnik, President of the Management Board of GPP Business Park. “The reason for the greatest satisfaction was the case of one of the foreign tenants, who declared his readiness to sign a space lease before familiarising themselves with the financial conditions of our offer. This potential tenant was convinced by our achievements to date and the assumptions we adopted when designing the Bloch building,” adds President Czarnik.
The cost of investment (including land development) is PLN 44 million. The building shall have the area of 7.5 thousand square meters, seven storeys above ground and one underground (garage). The general developer of the investment is NCC Spec Bau.
Since 2005, GPP Business Park has been transforming post-industrial areas located in the immediate vicinity of Katowice city centre into a modern zone of economic activity and innovation oriented towards technological development in line with the pro-environmental trend.
The GOEPPERT-MAYER office building, which in 2012 opened the GPP Business Park project, as the first one in Poland received the prestigious, international BREEAM certificate at the “Outstanding” level.
