BUSINESS PARK FORMULA

In a situation when an area adjacent to the Tenant’s space which is needed and is not rented the Landlord shall ensure the priority of renting such space. Additionally, the Landlord shall ensure priority in renting additional office space that will be located in the adjacent office buildings.

CURRENT CHARGES

Additional charges are the costs related to individual consumption of utilities (electricity, water, heat, chill, and ventilation).

SERVICE CHARGES AND OPERATING EXPENSES

Operating expenses:
reception desk service; cleaning of the Common Areas; security and monitoring of the Common Areas around the Building; parking system; costs of washing external windows; consumption costs of electricity, heat, and water in the Common Areas; maintenance costs of the green areas, and snow removal; maintenance costs of connecting areas, or pavements, access roads, and the above ground car park, as well as the underground car park under the Building; maintenance costs of the systems used by all tenants in the Building; costs of small repairs in the Building and the Common Areas; costs of waste removal from the Building; consumption costs of water from the fire hydrants, and costs incurred at security posts; real property management costs; insurance costs; real property taxes; post-warranty repairs and inspections.

GPP Business Park is protected by guards at all times, under a 24/7/365 basis.
There is an automated fire alarm system in the buildings that sends alerts to the nearest fire brigade station.

FACILITIES

GPP Business Park has a restaurant, an ATM, conference rooms, and a virtual office with a full technical facility (including, a hot-desk, a meeting room), as well as a gym and a fitness club, and a private kindergarten. Paczkomat and  Nextbike city bike station are located in the direct neighbourhood of the complex. The tenants of GPP Business Park can also use electric bikes and an electric car on preferential terms. The “Żabka” store and the “Za drzwiami” restaurant will soon appear on the premises of the complex. In addition, our tenants are service companies in the area of finance, marketing and law and are open to special cooperation with our other tenants.
